Questions & Answers About Roof Coating in Elgin
Elastomeric roof coating, also known as “Cool Coating”, is a synthetic rubber product that can be applied to residential or commercial roofs for the purpose of waterproofing and extending their service life. Elastomeric roof coatings are usually a white or a light beige color and are applied in liquid form with a roller, brush, or sprayer. When dry, the coating acts as a solid membrane that reflects most sunlight and allows rainwater to flow off the roof. It’s likely the third most common roofing system behind tile and shingle.
Most jobs are finished in 1-3 days.
Generally speaking, roof coatings take 8-24 hours to thoroughly dry. The time span difference really depends on weather conditions. Dew and high humidity will cause the coating to take longer to dry. Hot temperatures with dry weather will allow the coating to dry at a much faster rate.
Properly applied roof coatings will last at least 10 years but can survive up to 20 years with proper and frequent maintenance.
We only choose the best roof coating product for your home or business. The manufacture of the roof coating product we use, Elgin Rubberized Coatings, offers a 15-Year Manufacturer’s Warranty on their product. (See the manufacturer’s website for details.)

Our 12 Step Roof Coating Process
Over the years, we’ve repaired and cool-coated thousands of Elgin homes and commercial buildings. Here are the steps we take to ensure your roof coating will last for years to come!
You might be surprised how much stuff accumulates on a roof over time. Prior to pressure washing, the debris needs to be removed. If tree branches are touching the roof, they will also get trimmed back.
Some roofs may need a mild etching soap to assist the cleaning process. We use environmentally sound cleaners to keep your home, plants, and pets safe throughout the process.
Gasoline-powered pressure washers have much more pressure than electric ones or garden hoses, ensuring your roof is as clean as possible before we coat your roof!
After pressure washing, it’s common for more material to get loose as it dries. We take care of this by scraping off any loose or flaking material to ensure the roof coating process is void of defects.
It’s fairly common for nails and screws to work loose over the years. We take care of the ones we find to ensure your roof is ready for a recoating.
Prior to patching, we apply a layer of elastomeric where a patch will go, providing you with an extra layer of protection!
We use polyester fabric and fiber tape, depending on the situation, to repair any damage we see on your roof.
We prime any area before applying the coating to ensure no inconsistencies are visible on the roof.
Emulsifying converts oils to a product water-based coatings can stick to.
Some clients want skylights to be covered when we work for privacy and protection. Please let us know if you’d like your skylights to be covered.
After your roof has been thoroughly prepared, we apply 2 coats of Premium Elgin Rubberized 7000 roof coating – giving you peace of mind that your roof is thoroughly protected and under warranty! Click here to learn more about our Limited Liability Roof Coating Warranty!
Four to six weeks after the work is completed and the material has cured out, we return to see if anything can be touched up or made even better. It’s a demonstration of our commitment to you!
