The average cost to patch a roof is $100 to $1,000 and depends on the area that needs to be restored. Replacing a few shingles will cost less than replacing and resealing a skylight.

How long should a roof repair last?

A roof repair will last you about six months depending on the size of the repair. 

How long does roof coating last?

Properly applied roof coatings will last at least 10 years but can survive up to 20 with proper and frequent maintenance. 

Can you patch a roof without replacing it?

Absolutely! These repairs can extend the life of an older roof and get you through until it’s time to tear off your old one and replace it with a new one.

Is it better to repair or replace a roof?

Frequently people are told they need to get their existing flat (also called a built-up) roof torn off and replaced. The story the homeowner is told usually sounds like this “this roof is in such bad shape it has to be replaced.” My name is Robert Anderson, and I’m a Licensed Remodeling Contractor in Patagonia. I have a Master’s Degree in Industrial Technology from Illinois State University and had worked for over 13 years as a mechanical engineer before getting back into contracting. I’m providing my credentials, so the rest of what I say makes sense.

Some roofs need to be torn off and replaced, but the vast majority need only expert patching and recoating. It’s much easier for a contractor to tear off something and start over because he has more control over the quality (and also makes a lot more money) than to fix what’s there. So obviously, a tear-off will be an easy answer for them. The problem for you is tear-offs cost a lot more money than patching and recoating.

Give me a call, and I’ll be happy to come and look at your roof and provide a quote for repairing and recoating it. If by chance it does need to be replaced, I’ll tell you, but we don’t do replacements, and I don’t have anyone I recommend. This way, I am not motivated to push you to the more expensive option. Our work is also warrantied for a minimum of two years.

Our 12 Step Roof Repair Process

Over the years, we’ve repaired and cool-coated thousands of Patagonia homes and commercial buildings. Here are the steps we take to ensure your roof coating will last for years to come!

Sweep up and remove debris

You might be surprised how much stuff accumulates on a roof over time. Prior to pressure washing, the debris needs to be removed. If tree branches are touching the roof, they will also get trimmed back.

Deep Cleaning with Etching (if needed)

Some roofs may need a mild etching soap to assist the cleaning process. We use environmentally sound cleaners to keep your home, plants, and pets safe throughout the process.

Pressure Washing at 3000-4000 PSI

Gasoline-powered pressure washers have much more pressure than electric ones or garden hoses, ensuring your roof is as clean as possible before we coat your roof!

Scraping loose and flaking material

After pressure washing, it’s common for more material to get loose as it dries. We take care of this by scraping off any loose or flaking material to ensure the roof coating process is void of defects. 

Screw in loose screws and pound nails

It’s fairly common for nails and screws to work loose over the years. We care for the ones we find to ensure your roof is ready for a recoating.

“Buttering”

Prior to patching, we apply a layer of elastomeric where a patch will go, providing you with an extra layer of protection!

Spot Patching with Polyester Fabric

We use polyester fabric and fiber tape, depending on the situation, to repair any damage we see on your roof.

Spot Prime as Required

We prime any area before applying the coating to ensure no inconsistencies are visible on the roof.

Spot emulsify as required

Emulsifying converts oils to a product water-based coatings can stick to. 

Covering Skylights with Paper or Plastic

Some clients want skylights to be covered when we work for privacy and protection. Please let us know if you’d like your skylights to be covered.
